Need to sell your house fast?  Don't trust just anyone!

Life happens and sometimes there is a need to sell a property quickly.  Other times, homes get in such a condition that banks won't finance them and it requires a cash buyer to sell the property.  If you are in this situation, who should you trust, an experience local Realtor and Investor or someone who puts a bandit sign along the road (like in the image)?  As a licences Realtor, I have a fiduciary responsibility to explain all your options.
